Mafra & Ericeira

The municipality of Mafra has two personalities. On the coast, Ericeira — Europe's first World Surfing Reserve — lives off the sea, the wind and holiday lets. Inland, Mafra, Malveira and Venda do Pinheiro have grown fast with families who swapped Lisbon for a house with a garden and a pool; according to the 2021 census, Mafra's population grew faster than any other municipality in the country over the decade. Our team maintains pools across the whole municipality and adapts every visit to the area: salt and sand by the coast, wind and dust on the plateau.

Cool Summers, Northerly Wind and Salt Air

Mafra and Ericeira have cooler summers than Lisbon — average August highs of around 25°C — because the nortada, the summer northerly, blows in from the sea most afternoons and often brings morning fog to the coast. For a pool, that means water that warms more slowly, evaporation sped up by the wind and a constant stream of debris: leaves, soil and, near the sea, sand and salt. In winter, Atlantic storms reach Ericeira unobstructed, with heavy rain that drops pH and dilutes disinfectant.

In Ericeira, Ribamar and Foz do Lizandro, compact holiday-home and holiday-let pools dominate, many on saltwater systems to cut down on chemical handling. Inland — Mafra, Malveira, Venda do Pinheiro, Gradil — you find family villas with concrete pools of 8×4 metres or more, and a growing number of recent developments with private or communal pools.

Why Pool Care in Mafra Is Different

Wind is the common factor across the municipality. On the coast it brings salt and sand; on the plateau it brings soil, leaves and dust from the fields. Either way, skimmers fill up fast, filter pressure climbs and evaporation means frequent topping up — which in turn shifts the water balance. Add the very concentrated summer use, especially at Ericeira holiday lets, and you have a pool that needs regular visits and a filter kept in good condition at all times.

What We Are Called Out For Most

In the Mafra municipality, the most common call-outs are: filters clogged with wind-blown sand and debris; rust on ladders, lights and pumps at houses by the sea; cloudy or green water after a week of northerly wind without a visit; pH dropping after winter storms; and limescale on the waterline, made worse by constant evaporation.

Salt Air on the Ericeira Coast

At houses in Ericeira, Ribamar and Foz do Lizandro, salt spray settles on ladders, handrails, lights, motors and electrical panels. Ordinary stainless steel shows rust spots within months and seals age faster. On every visit we clean salt deposits off the metalwork, check connections and the condition of the pump, and recommend marine-grade materials when equipment needs replacing. Move a few kilometres inland — to Mafra or Malveira — and the pressure drops considerably.

For Holiday-Let Owners in Ericeira

Ericeira has one of the highest concentrations of holiday lets in the Lisbon region outside the capital, and a cloudy pool ruins a review faster than anything else. We run weekly visits in high season, turnaround preparation between stays when needed, and a photo report after every visit. If a guest reports a problem, we deal with it directly with you or your property manager.

Pool Profiles by Area

Distance from the sea decides almost everything. Ericeira, Ribamar and Foz do Lizandro are on the front line: salt, wind, sand and heavy summer use. Santo Isidoro and Encarnação sit slightly back, but still take strong sea wind and have many holiday homes. Mafra town is the centre of the municipality, between the coast and the plateau. Malveira and Venda do Pinheiro, further inland, have less salt but bigger temperature swings and dust from the surrounding fields — and they are where most of the year-round family homes are.

Useful Guides for Mafra and Ericeira Owners

If you let your house in Ericeira, our guide to preparing a rental pool is the place to start before high season. For winter storms, see our post-storm recovery guide. If you live abroad for part of the year, the remote pool management guide explains how we look after your pool from a distance, and the autumn winterisation guide shows how to close the season safely.

This also applies across the wider area

Ericeira — surf town and World Surfing Reserve, with strong holiday-let demand and direct exposure to salt spray. Santo Isidoro — coastal parish of Ribamar and Ribeira d'Ilhas, with holiday homes and strong sea wind. Foz do Lizandro — mouth of the Lizandro river, between beach and valley, where damp and sand find their way into pools. Encarnação — rural parish on the municipality's northern coast, with larger villas and quintas. Malveira — fast-growing inland area of family villas — less salt, more dust. Venda do Pinheiro — the gateway from Lisbon, with recent developments and year-round family pools.

Pool construction

Pool construction in Mafra and Ericeira

In Mafra and Ericeira, pools are built by Experts from the Pools Portugal Network; our own team handles start-up and maintenance. There is no reliable published pricing for the municipality, so see our cost guide. A prior notice is required, and the pool must sit at least 1.50 m from the plot boundaries.

A prior notice is usually enough, subject to the RMEU setback and permeability rules. Near the Palace or within the coastal strip, heritage or environment agency (APA) opinions may be required.

What is different here

  • Pools must sit at least 1.50 m from plot boundaries, and the pool area counts towards the rule that half the garden stays permeable (RMEU, Regulation 16/2022, art. 57).
  • The Royal Building of Mafra and its Tapada have been UNESCO World Heritage since 2019; a listed building has, by default, a 50 m protection zone around it (Decree-Law 309/2009, art. 37).
  • The municipality's coast, Ericeira included, falls within the Alcobaça–Cabo Espichel Coastal Programme.
  • In Ericeira, salt-laden sea air calls for 316 stainless fittings and a sheltered plant room.

Frequently Asked Questions

Does Ericeira's salt air damage pool equipment?

It speeds up wear, especially at the houses closest to the sea. Ladders, handrails, lights and motors pick up salt deposits and rust sooner than inland. We clean those deposits on every visit, check the equipment and, when something needs replacing, recommend materials designed for a marine environment.

How often should a pool in Mafra or Ericeira be serviced?

Between May and September we recommend a weekly visit — the wind brings debris every day. For holiday lets with frequent guest changeovers, a second visit in high season can be worthwhile. From October to April, a fortnightly or monthly visit is usually enough, especially with a cover.

Do you prepare the pool between guests at holiday lets?

Yes. We agree the arrival and departure calendar with you or your property manager and make sure the pool is clean and balanced before each arrival. We send a photo report after every visit, which is also useful if a guest ever complains.

How quickly can you reach Ericeira or Mafra?

The whole Mafra municipality, from Ericeira to Venda do Pinheiro, is within our regular service area. Maintenance visits follow scheduled routes; for urgent situations we respond within about four hours on average.

Is a saltwater pool a good idea by the sea?

It has clear advantages for owners who are often away: the system generates chlorine continuously and reduces chemical handling. But the salt cell needs regular descaling and the metal equipment must be compatible. At a house by the sea, corrosion comes mainly from the air rather than the pool water — so the choice should take account of all the equipment, not just the disinfection system.

Does the summer northerly affect my pool?

Yes, in three ways: it blows leaves, soil and sand into the water, increases evaporation and cools the surface. A cover reduces all three. On windy days skimmers fill quickly — which is why we empty baskets and the pre-filter on every visit and adjust backwashing.

What happens to the pool during winter storms?

Heavy rain dilutes the disinfectant and lowers pH, and the wind fills the pool with debris. After a storm we check the water level, clean the floor and baskets, rebalance the chemistry and make sure the cover and equipment have not been damaged.

I live abroad for part of the year. Can you look after the pool while I am away?

Yes. We carry out regular maintenance with photo reports, close the pool in autumn, reopen it in spring and let you know straight away if we spot a problem with the equipment. We communicate in English or Portuguese.

Is looking after a pool in Ericeira different from Malveira?

Considerably. In Ericeira the dominant issues are salt, sand and heavy summer use. In Malveira and Venda do Pinheiro there is less salt but more dust, bigger temperature swings and use over more months by resident families. We adjust visit frequency and checks to where your house is.

Do you cover Ribamar, Santo Isidoro, Encarnação and Foz do Lizandro?

Yes — all of these are within our regular service area in the Mafra municipality, as are Mafra town, Malveira, Venda do Pinheiro and Gradil.
